What happened in the July 2021 London floods?

Properties in Kensington, Chelsea, Notting Hill, Kew, Holland Park, Maida Vale and areas of East London, were all hit by flash floods in July or, as it is also known, surface water flooding. In St James’s Park, 41.6mm fell in one day, on July 25. The Victorian drainage system across London could not cope and water backed up, entering homes, shops and commercial premises, and pouring into the basements of London’s many Victorian and Edwardian properties.

London residents living in basement flats have lost everything, or virtually all of their possessions and have had to live with the impacts of water that contains, sewage, chemicals and animal waste, creating numerous health hazards, to add to the wide-scale property damage caused by the ingress of water.

Yet, even now, many have not had anyone inspect their flooded homes and commercial properties, offer advice, approve drying out procedures or agree to the repairs that can be carried out. Adding to the backlog, we have seen further flash flooding in London and Croydon in October 2021, with even one of Princess Diana’s favourite fashion designers affected.

London flood victims and their insurance claims

London property owners, still struggling to advance their property claim for July 2021 flood damage, have typically been going it alone. Many are unaware it is their legal right to appoint their own loss assessor, to help them progress their property insurance claim and act as their representative in negotiations with the insurer’s representative, the loss adjuster.

With many insurers’ loss adjusters not having visited their properties, most property owners, landlords and tenants have been at a loss as to how to proceed.
